Just Sold: Liz’s Condo
Yay, I am so excited to share this successful closing story.
Liz was ready to leave her condo where she had lived for 23 years. She was ready for more privacy and a yard. So, first, we found her new home that checked all her boxes and got her moved.
Then, it was time to prep for sale! Every wall was painted a different, vibrant color, so we had the condo professionally painted white. It made such a difference in the space. I also had the unit professionally staged so buyers could picture themselves in the space. Small spaces benefit from staging because it can be difficult for buyers to picture their ‘stuff’ fitting in a small space. We did the most basic and obvious part: hire a professional photographer. This is still overlooked by so many agents and sellers, but it is critically important to make a good first impression.
I hosted an open house with one of my favorite lenders and had a special ‘neighbors only’ open house for the first hour, so neighbors could come check it out with less pressure. I taped invites to all 64 doors in the building the night before (with permission from the HOA, of course).
We had 2 official showings (this is not a lot) and received a full-price cash offer (this is incredible)! The buyer’s son is going to attend DU this fall. The condo is walking distance from his campus - what could be better than that?
The unit across the hall and the unit next door are both listed in this building and they are both still sitting on the market.
Preparation is everything in a difficult market, and as a listing agent, I am passionate about making sure we stand out against the competition! This sale was absolutely proof that preparation can make all the difference. Finding a great buyer helps, too. Congrats to Liz and the buyer!
